Hello BP,Purchased a home that had a few indoor pets (2 dogs and 1 cat) with an increasing amount of people being allergic to pet dander I have my concerns.Although I'm going to remove all flooring and lay laminate throughout the entire house.

Complete rehab from wiring, plumbing, exterior, roof, flooring, cabinets, appliances, and much more.

We agreed on a price, I have a one page purchase contract, I contacted the title company and started the clean title process.

If you have not done this before, this is a normal human reaction ;-)Drywall is typically about $1.50-$2.00 per sqft of drywall (not floor).

Once the property is foreclosed on, the title gets wiped clean. 

Then insurance demanded that I replace a porch floor that is rotted.

For me, my team consists of a realtor, property manager, handyman (for small repairs), plumber, electrician, lawn maintenance, flooring people and even a small construction outfit for those bigger jobs.  

Maybe the BP knows the investors though and knows one can fix it and the other will not ever pull it together.The house has rotten wood, old termite damage, floor falling through, foundation issues, large hole in the roof, but the major issue is it was used to manufacture / cook meth. 

I will be traveling to view the property next month and I'm in need of local contacts for property management (cleaning & laundry) and maintenance for the MEP systems.

I would however have them sign a cleaning addenda that outlines what they can expect during their move-out inspection and what the associated fees will be.
