Saving right now i wont be able to get a traditional loan because requirements i've been working on my score A LOT last year or so up to about high 6's 690-700 self employed about 1 year and 1/2 w2 just for one year of course that is a problem but i'm trying and will pull through if have any advice i'm open to hearing!

Knowing nothing about your market, if you have done a good job screening and lacing your new tenants, the market clearly supports rents at the $700 price level - now it's time to get a plan in place to get the rest of the occupants up to this level.Consider making a plan for getting the rents to market level over the course of six months or a year - whatever time period best suits your risk tolerance and go for it.

That initial "great news" note allows me to also say "...since we won't be able to offer this on check out because we have another guest coming"Of course we also allow a few hours late check out if no one is checking in on the tail end anyway if they ask.

Of course the yields during the years of this upper trend will be 9-10%, but expect a drop.I would say that a property without elevator of 30-40k you could expect a rent of 350-400 euros per month, but in few years will drop to 250-300 euros er month.Just my 2 cents.
