As others said seems like alot of risk but knowing other builders what drives me nuts is they are always seeking more money to do more deals and if they are complaining about the bank financing then your risk should be more than what the banks would charge.

Yeah, it really helps to team up with someone who knows where the fish linger if you're going fishing and where the deals are if you'e buying properties.I favor finding properties "Off Market" doing “Subject To” and selling on “Lease Option” for great cash flow.
