I do come across rehab deals fairly often (and have a hot fix & flip now!)

Also new flowerbeds and new landscaping.What would be a fair, but high-end price to do this job?

Obviously I want to follow the fair housing act however if I wanted to focus on tenants from the school itself how would I go about this?

I understand if things unforseen come about, but he had his own guys check the plumbing and electricity and said his number was on the high side to be safe, and he was confident he could come in less.To be fair, his craftmanship was excellent and the finished product has been pleasing.

It depends on who found the deal, negotiated with the seller, etc...if you are just providing the funding and your partner is handling everything else, a 50/50 would be fair compensation.

So what I'm wondering is what is the initial % of equity that is fair for this type of transaction.  

I'm still fairly new to the area so I try and make it out when I can.  

However, if he drove to the site, determined he needed to reset the concrete, drove to the hardware store, came back to the house, mixed the concrete, and reset the post then I think the charge was probably very fair.
