I'm from Nova Scotia - and find that there are some excellent deals here as welll.....as Roy said, Hfx is the only highly appreciating area, but there are some excellent cash-flow areas for sure.

You really want the tenant to view you as on their side - the last thing you want is for them to think of you as a necessary evil.To build a positive relationship, you need to focus on excellent customer service which includes: providing a great experience, being responsive and clear in your communication, and occasionally doing things to show you care.

However, if they have not and if they're willing to exercise a little patience then they have an excellent opportunity using a combination of sec 121 primary residence exclusion, 1031 tax deferred exchange, and installment sale rules to accomplish the following:1.
