Sellers calling and telling you to drive by you do and then never picking up the phone again.

Im done letting the fear of not understanding viable solutions  to my reaching my goals drive my actions, I'll never get anywhere with that thinking.

I purchased Youtube Red just so I could download them and listen on my long drives around the state. 

Also, start driving neighborhoods to get a feel for where you would like to invest and the types of multi-family units you would like to buy.

Get to understand the surrounding areas (those areas immediately surrounding your property). 

West New York is about a 50 minute drive for me.

MLS isn't getting me anywhere so currently driving for dollars and found one but maybe seems like I'm not looking in the right places.

I would make sure if you do send them any notices about this type of thing I would get supporting letters from the surrounding tenants that way it does not look like you are just targeting this resident. 

I have been driving for dollars and taking an hour a day to drive around to check out these pre-foreclosures & vacant homes the last 2 weeks and then if they look like a good fix n flip or rental, then I will go home and write a hand written letter to them.

Philly and the surround area is an exciting area to invest.
