I bet there is more money to be made in selling the "everything you need" start-up kits than in the actual implementation of the plan.

If you rent out rooms, that is probably going to be your best bet in the NoVa area. 

You could try and find the motivation, but your best bet is likely to continue to look for motivated sellers.
