Rough guess on the purchase price would be between $175k-$215k based off what you find in the detailed examination of the books.

You really need to look at all the details,  and determine what's the best option, as it's not a quick apples/apples.

Not sure on the details or location yet, but does that sound correct for Depew and a requirement for a 3 unit?

If you ever get the time, I think typing up the details of the $62,000 lesson would be really interesting to read, and very useful for new folks. 

Basically what I'm imagining is the Marketplace Properties for Sale page here on BP but instead of just forum posts with all the details in text content and images, a database with all of the fields searchable, and then you could do things like apply the BP calculators against the numbers on the properties so you could easily pull up and compare key metrics like cap rate, COC return, etc.
