@Kimberly Lima  Unlicensed wholesaling, as it's commonly described (get a property under contract that you have no intention of actually buying, find an end buyer willing to pay more, assign the contract and collect a fee) is illegal in Massachusetts - and most other states.

SFH with ADU will not be valued via an income approach if the buyer is using conventional financing.My view is that Bay Ho likely does not have enough ADU comps and an ADU addition will not add as much as a hands off ADU garage conversion addition. 

They speak highly of communication, especially since they aren't there in person to view properties, etc. 

Also, finding a tenant in the pandemic took us much longer than prior to the pandemic because we did not do open houses but screened each viewing in their own time slot.  

It's an investment that must be viewed as a business.If you invest as a hobby, your tenants and/or portfolio will suffer and that will be reflected in the difficulty you experience in doing the work.
