I've been looking for an investment property for about a year, and about a month ago (March 2021) I was Late-Night trolling online in the usual watering holes (Zillow, Realtor, Redfin) found a property that I thought got away. It went from "Pending" to "Active". As Fast as I could get this fingers to type, I wrote an email and snipped the a picture of the property and sent it to my realtor. He called me the next morning and to view the property. We did a walk through and wrote a contract. On 5/14/2021 I got my keys and getting ready the property ready to Rent!!

I know it sounds Easy but here are a few things you SHOULD have ready to Buy.....

Pre-Approval letters (More than one, Just in case)

A Healthy Savings Account( There will be Fees and there will be Home repairs after the purchase)

A Good Local Realtor that Understands and Knows your Needs. ( Realtors like local Realtors, It's Good Business)

Run your Numbers!!! Run Your Numbers!!! Run Your Numbers!!! Make sure it makes Sense to YOU!! (ROI, Rents, Cashflow)

If everything looks good to YOU. Write the contract.. Writing A contract does not mean you bought the property. There are so many steps that happen when you purchase a property. Even if things don't go as planned and that property got away.  Go through the experience.. It gets easier.
