Their water mitigation included the removal of their side of the drywall between our units and in doing so they say they found mold on the inside of their wall and mine (in the space between our walls).Now, they want me to remove an entire wall and built-ins in my condo at my expense.

Renovate to the standards of they type of tenant you want in your units.As for the furnace, it seems to me like you have an opportunity to replace it now: everything is being torn up anyway, you already have a budget for larger expenses.In my mind, why tear up and pay for a big, disruptive project later when you have the space, time and budget now.Just my opinion though.

Even worse if you have a smoke allergy like I do and specifically searched for a smoke free building.In our current multi-unit (5 floors) there was a tenant who tried to get around the no smoking building policy by leaning out their window and dropping their butts into our yard (basement apartment with a yard) for my dog and kid to crawl in.

Right now I don't spend a lot of "free time" in pueblo (when I am in town, I am on a mission), but if you're ever up for coming up to the Springs there is a meetup at third space that I regularly attend (along with @Daniel Haberkost).
