Permits - were a nightmare, time consuming, confusing on what they actually needed, and i realized that the city of Savannah requires a GC to pull the permit if you have both a plumbing AND electrical need.

If interest rates were to skyrocket and the market dips in year 10, you will likely have enough equity in the deal to support a lower LTV.
