You could always have a roofer do a core test ( cut a hole in roof to find out how many layers and depth of insulation.

They should be as objective as possible, though.Re: tying up a property:  This should be done saying you can write up an LOI and will issue a formal purchase contract once the building has passed your initial underwriting tests or not... it kinda depends on the situation.
