So I recommend confirming some of these items which don't pass the smell test. 

In TX, there are classes and a test. 

You could always have a roofer do a core test ( cut a hole in roof to find out how many layers and depth of insulation.

Being here in SOCAL I think that prices are just overly expensive and anything I look at never passes the 2 percent or 50 percent test.

I hired a neighbor to clean the place, and I posted it for rent for $1,050-just to test the market.

They should be as objective as possible, though.Re: tying up a property:  This should be done saying you can write up an LOI and will issue a formal purchase contract once the building has passed your initial underwriting tests or not... it kinda depends on the situation.

The test is nothing difficult, but the reason why the fail rate for agents is incredibly high (above 85%) Is because it's a hard career to survive in.

I always recommend that people take the "cram" course online to prepare for the test.Once you are ready to take the test, you will need to find a sponsor.
