Comparing crowdfunding sites for RE

The crowdfunding vendor is just a pass-through facitator of information and payments, but 100% of your ownership structure is directly with the real estate developer.I agree that on most of the debt/loan deals, you are in a deal with the crowdfunding vendor (who in turn in secured by the real estate), so in these cases you want at minimum to look for arrangements that have a servicing "failover" or block box that handles payments should the vendor not be around.

Because finding a good property manager can sometimes be a difficult task to accomplish. Also, in my personal experience, stacked duplexes can cause tenant problems because tenant 1 hears everything tenant 2 is doing, now this also depends on the house itself, and how well it blocks out sound between units.

I think Greeley is a real good area to invest and from a kind of outside perspective a bit complicated as values can change block to block giving home field guys you an advantage.I'm over in Fort Collins in Loveland but I offer on houses all over Larimer and Weld County.

Calling Chicago investors...can you recommend a PM company?

Here 1 block can make the difference between risking getting shot at and calmly sipping a latte in a cafe.Your choice of PM's will be severely limited in that neighborhood. Here is a tidbit"According to a study published in the Chicago Sun Times in June of 2009, four Chicago neighborhoods – each located in parts of Englewood and Washington Park – are among the nation's 25 most dangerous neighborhoods."

Historic districts..good or bad…??

They can be excellent properties, so long as you don't have to rehab them.We have a historic theater here in town that is on the auction block arising from the rehab costs going way over what was expected. It really depends on the historic nature of a building, the restrictions imposed and your market.
