Louis has an amazing stock beautiful turn-of-the-century solid brick buildings.  

The beauty of the Detroit metro right now is that prices are still low enough that the risk of jumping in (after doing your due diligence) isn't huge because the cost of entry is quite low

LA City and LA County both restrict your building based on how steep the slopes are on the property, you will have to satisfy all of the hillside ordinances, and then of course you have fire danger (which you will pay a high property insurance rate for).That said, the hillside projects make for beautiful homes and fun designs.

I haven't invested in Sussex yet but I think in that location you'll get a good turnout from people who commute into PA, plus it's a beautiful area.

At the moment I intend on investing in residential scale multi-family properties in Indianapolis, IN because that is where I am from and assume I will probably move back there at some point.

SD is very competitive and holding for appreciation while likely taking a loss in the short term is not the strategy I am trying to pursue at the moment.

I'm actively looking for my first property at the moment so I'm no expert.  

Sonora is a beautiful area.
