If you have $15K in student loan debt and are paying it off little by little (your words)-what are the interest rates, how long will it take you to pay it off, does it affect your ability to borrow for a mortgages (or save the down payment)? 

This is easier to achieve for short term rentals, and a bit tougher for long term rentals - but I've been getting close for LTRs as of late (closer to 7-8% for LTRs).

When I am reaching out to few lenders, either I am hearing that long term rental loan isn't there for > 8-10 units OR can't do the loan because the loan amount is lesser.

I try to either get at least one of these: price or terms.

Not only that, the borrower got a pre-approved term sheet for $750,000 from a lender to refinance the property!!!

Downstairs tenant just moved in and is signed on a one year lease and has extended family in 3 or 4 of the surrounding houses so I believe they would also be a longer term tenant.

The policies that are so obviously destructive in many blue states (rent control, NIMBYsm for zoning, high taxes, regulations, fees) are huge obstacles that present real risks in the short-term and with very newsworthy headline outliers.But, these same policies are also a landlord's best friend in the long-term.
