@Diandra DuncanI’m an agent in Queens.Don’t waive inspection, also, it’s hard to say if the home is overpriced without the location..My client very recently got a 2 family for 790k in Woodhaven, fully renovated.New York is not an As-is state lol, an inspection is standard for SFH and MFH.

The New York State ERAP program is a total farce for landlords, the tenant MUST provide consent and all of the personal info (including tax docs) in order to apply, so a landlord has zero ability to apply on behalf of a tenant that's uncooperative, and most tenants that are still not paying rent right now are (and have been for months) uncooperative and have zero intention to pay ever, and give zero effs about whether the landlord ever gets their back rent.
