I don't think getting multiple internet services/providers for each of us is an option because of having to run more wires in the house/drill more holes in the foundation.

My business was a business partner with the LBUSD/Long Beach Education Foundation, as a result of my many financial contributions. 

Which has pushed me even further with making sure my family is in the proper financial place by building the foundation NOW.

If you're not sure, try selling it (as is, not with the foundation repairs) and see if it goes.

You get lower interest rates, lower taxes, lower down payments, economy of scale, self management to juice returns and gain a foundation of knowledge to bolster your future rental empire.

You want a quality foundation, newer roof, units in good shape, etc...  

Rates have gone up, leverage on purchases can still be found at 75% LTV.

They often have foundation or structural problems. 2) they are in terrible area.I would not recommend any newbie take on a $30K rehab. 

I realize it's probably not the best time to be starting a traditional meet-up group, but I think we can organize something via Zoom if we get 5-10 folks interested and lay a foundation for some actual meet-ups once life gets back to normal in a couple months.
