I didn't have to rent it early because renting properties is east in my area but by marketing it early I was able to find a corporate tenant that signed a two year lease sight-unseen. 

If you're open to the east coast Fall River, MA is a great emerging market to invest in.

Shouldn't they have met in the middle or what is the norm here.

If you aren't familiar with Blue Ridge it is almost directly east of McKinney.  

I work just inside the perimeter on the north east side of town...not to far from Buford Highway which has a ton of good food. 

Just curious about that.One area that is of particular interest to me right now is the East Side of Providence.
