I like the feeling of being able to have so many renters helping pay down the mortgage on the building although in my case I am considering using a private investor to make a 100% all cash purchase/rehab then sell it ASAP until I earn enough money for myself to purchase my own building or at the right time finance it in my own name perhaps a house hacking deal where I would also live in the building. 

We intend to use our earned income as well as leverage to fund our goals, but we also want to accellerate our goal acheivement by completing multiple rehabs each year.We have done one full gut rehab, but spent way too much money and it took way too long, and we ended up selling it in 2 weeks, but losing money.

But I'm also not going to credit the deal with the full $38,400 of rental income for the $350 a month that's never been realized and that I would have to work to try to get the property to earn that.  

I did the same, earning high honors on the sheepskin.
