I would not spend the money on renovating but would be very selective in tenant choice.

We tend to keep our rents lower but now we have no choice but to raise them every year.

So you can sell your interests and move the proceeds to another real estate investment of your choice while deferring all tax on gain and depreciation recapture.

2. we went home depot, he bought steel studs, now some other friend of mine is saying, wood studs are better, because they are solid, steel studs are very light, also hanging/mounting stuff later will be problem, I didn't realize that.we didn't discuss earlier like studs will be metal or wood, I never thought of going so deep.so my concern is in such type of dealing can I ask him(Contractor) to work or use material of my choice or not.Thanks

It may be trickier in the current environment but going through a hard money lender or another asset-based lender will likely be your best choice.

I think it's an excellent choice, but I am a bit biased :). 

About 50% would choose a house without carpet if given a choice and the other 25% are fairly neutral.
