Odds are you ROI won't be as high but I think a lot of people underestimate the value of stability when you're an absentee owner (personally, I don't think it matters if you're out of state or two-hours away, if you're not there...well...you're not there).

Or say they move in on the 28th, same thing only they are paying for the extra days at the end of the lease.Leases starting and ending on odd days doesn't seem to affect anything when they go to move, at least not form my standpoint.

Besides if it is listed, then most buyer's in your area have already seen it or know about it, before you have.Dealing straight with a property owner is your best bet, instead of going through the agent for every little thing.
