@Ronald Fontenot Jr there are a few options.It may not be a popular idea...but he could rent it out and be negative cash flow. 

Some areas that have been popular among real estate investors in recent years include Texas, Florida, and parts of the Midwest.Another thing to consider when looking for a quadplex to invest in is the condition of the property.

DTLA seems to be the most popular right now and it's the area I have the best spot for.

AirBNB is very popular here, and all the rooms in the house we currently stay in are always rented out on AirBNB, mostly to medical travelers for about 3 months at a time. 

Real Estate investing is very popular and contractors know their services are needed.
