Also keep in mind that a good GC has a connection of sub contractors that they trust, so it saves you time getting multiple bids for everything and hoping you picked the right ones.

Sure, I get that if the deal is good, who cares... and no one likes inherited tenants anyways, but I wouldn't mind a little more protection during the purchase.

@Rob Derasmo maybe things are different in your area but the first thing that the owners would do is look on zillow and see that the house is worth far more than the offer, nobody in their right mind would let a house go for $550k with a potential $500k profit attached to it

Last thursday, i was talking to an investor at RE meetup who just finished 3 flips in May that all 3 required 50k+ in reno, when i asked him how they did for him in profits, he said he profited only 8k between all 3 houses, which blew my mind, risking that much money for such pitiful returns, but he told me thats been the norm for him this past 1.5 years.
