The seller had a contract a week or two ago for in the $120's and the financing fell through - so they are motivated to sell and will accept less than the asking price.Any thoughts/comments/ideas are greatly appreciated, thanks!

It was by far the best investment we made this year we are now converting one a week.

I’m closing on a property in a few weeks and I’m very excited.

I've got a meeting with a mortgage specialist at my bank today and am meeting with another lender next week.

Here is an example:If you purchase a house for $75k and estimate the repairs at $25k with an expected completion date of 4 weeks (I know those flipping shows say it only took them 4 days....I call BS).

I get 5 to 10 a week and have for years.. this is all a function of get rich quick guru's and those marketing their direct mail services so well.has nothing to do with market peaks or valleys.. but I do see a leveling off at least in Portland..

I noticed you were in the Mechanicsburg area when you replied to one of my posts about a week ago. 

I currently have 1 under contract (settle in 2 weeks )   I made an offer , the seller wanted some more offers so they called some bandit signs .    

You see I work 2 jobs (Counseling Coordinator at a high school and a licensed marriage & family therapist at my own business practice) which is about working 58 hours a week. 

@Na Parsons , you should definitely check for BP or Meetup events in the area as I know that there are at least 1-2 events in this area every week.
