I checked out the site for HUD here where I live at and found quite a few HUD homes that are pretty decent condition granted I have found others that are in poor condition as well, which as an investor that does fix and flips don't phase me to much, I expect fix and flips in any of my prospective purchases or wholesales and sorry about jumping on the forum this late :) I was doing a search on John Cochran to see what I can find out about him or if he has a site :) I am expecting to do this either as a Fix and Flip type business (still learning) or as a wholesale type business with the expectation of upgrading myself to a fix and flip.

Comps in the area are dicey since they are all small, older homes ('70-'71s) and some have not been upgraded like ours (most do not have central heat/air, patios, etc).We'd just like to go on to the next deal at this point and want to do it ourselves so we need the cash.

I just transitioned from wholesaling to rehabbing and am on my first rehab project.Competition in my area is pretty fierce, so the true wholesale deals are getting more challenging to find, so when I came across my current deal, I realized the price I had to go in at would realistically be the price I should be selling it to a "cash" buyer.I did the only thing that made sense to me, found some money guys to partner with, and threw caution into the wind, and now I'm doing my first rehab project, I was always told, "you learn by doing".As a wholesaler at heart, I am and will continue to try and sell this property at each and every stage of the remodel, raising the price with each new update/upgrade.
