I guess you could do many (e.g. probate, divorce, absentee, code violations, etc.) but I prefer to do a manageable niche very well.I don't take all the calls as usually they leave a message and if not I google or whitepages.com reverse phone and find out who they are so when I call back I have a number ready to see if we are in the same ballpark.

But I'd rather show it 10 times before it's vacated if it'll save me 15-30+ days of vacancy.I also warn the prospective tenant before the showing that the unit is occupied and the current tenant is getting ready to or in the process of moving, so please disregard any messes or disorganization.

I'm just applying the 50% rule that says 50% of gross scheduled rents will go to vacancy, expenses (taxes, insurance, routine maintenance, make ready costs, tenant damage in excess of deposits, utilities at least when its vacant, CPA fees, legal fees) and capital (roofs, floors, appliances, furnaces, sewer lines, etc.)

What a virus...I really don't remember much else that was in that book, but that one idea really kicked me in the arse and that is what I look for when I read; I want that one strand of advice that I can put to work now like a piece of DNA I can genetically implant into my code.
