Hi Kevin.I guess you'd need to know what area of REI you want to be in.  2- 3 hrs from Forest Hills, barring traffic will find you all over.

The struggle makes the butterfly capable of flying PLUS I don't want anyone to suffer because of my lack of experience if I generate more traffic than I can handle starting out.I want this so bad.

They get a lot of business traffic so year round it stays booked.

Major traffic count, about 40,000 per day. 

Heavy traffic during rush hour.

The don't think the membership to the golf club is mandatory.I will say that I have noticed the degree of golf cart traffic.

I own a property management company and its really easy to generate traffic for residential properties but commercial is a whole different animal.

I am done with the stress, the hours, the traffic, the idiots I work with, the billion dollar corporate mentality, etc.  

Yes, it is zoned commercial  and the area has lots of daily traffic, but is not on the main street of town. 

I will receive no benefits from the increased rents unless I exercise my option to purchase and become the owner.The property manager will not have to change his current routine or job, except for handling increased traffic of new tenants.This plan is beneficial to both of us, because it allows me to minimize the risk involved with purchasing the property, while you enjoy increased rents for a few months.
