Michael, thanks for the pointer on lease options, I am considering those and have been on the lookout for them in my surrounding area.

I have done some research near Austin and in our surround counties and it does not seem difficult to place 3-5 mobile homes on a small track of the land in the county.

But the option I love is the (stealth) option where the app will gps pinpoint your location and will give you a list of about 5 houses that you are surrounded by.My goal is to start walking neighborhoods maybe even to my dog with me with my phone and app and then start researching and creating lists for direct mail or find the owners number and call them.

Take your time to find out what you are really great at in the business, surround yourself with the right mentors/partners, and don't be afraid to ask for help.

So the MLS in Dallas and surrounding area has very few to no real deals (following the 70-80% ARV rule) for finding homes.

It is really nice to be surrounded by so many people with passion for real estate.

Going to their subgroups and surrounding yourself with people who do is a big force, since friends and family often say that you can't do this, because.......
