I don't know what the surface is but if the parking lot develops potholes and someone steps in it (twists their ankle, breaks their leg, etc.) good luck dealing with lawsuit.  

Some people are just old-fashioned and like talking to people about problems.

Hello, I am working to find my first rental property, and on the surface the deal I'm looking at seems like it has very good long term appreciation potential but I'm not sure how to adjust the current numbers and make an offer the will also be reasonable for the short term. - Single-family 2/1 @ 820 sf in St Petersburg, FL.

Or even Utah County south of Provo, because the prices seem to drop off in a similar fashion once you get to Payson, Spanish Fork, Mapleton areas.

The option above gives you all the control of the funds...but sometimes showing a loan in this fashion demonstrates more protection to the lender (if you default they get the property). 

I'm very much into technology, but feel like a good ole fashioned book would be my best start.
