Best Single Book to Get Started with Buy and Hold

Greetings fellow BiggerPockets members.  I'm just getting started learning the real estate investing biz and wanted to ask the family here if you had to pick just one book that was THE best comprehensive, easy to understand book that you trust to start the journey into real estate, which would it be?  I'm very much into technology, but feel like a good ole fashioned book would be my best start.  Thank you all for your experience and I appreciate the help!
