Kathleen R.My employers allow their commercial tenants originate the payments from their bank to the landlord's bank account; we do not set-up the transaction so I have no software to recommend.I do not ask for estoppel letters in our residential investments.

If you acquire a property, from a Wholesaler, once the property is rehabbed and ready for the Retail Market, allow the Realtor that provided you the zip codes, to list the property for sale.

The building is going to attract the tenant and if that tenant doesn't allow for systems to be in place and steady passive cash flow, then you might want to pass on this deal.

Now when we look at the surface items (flooring, kitchens, paint, lawn care, etc that is pretty easy to replace but that tenants habitually destroy) vs the items that really matter and can suck up a lot of funds (electrical, bathroom, landscaping, etc.).
