However, it sounds like that builder can not move their properties given that they are offering incentives - that's a red flag right off the bat that the new builds might be priced too high for their specific location, which could certainly affect appreciation for a while.

I have regretted every single sale we have done.Learn more about your local rental market and the specific houses you are competing with.Put together some long term models, 10-15-20 years and consider appreciation, rent increases etc. and make your decision based on an objective analysis of your overall financial condition over that time.You will probably see pay increases over time, your primary will get easier to pay for and in a few years you will really appreciate the growing margin between income and expenses by keeping the rental.

I have some ideas (visa requirements, acreage, zoning (what it allows for), a section for expenses/upkeep, the amount that everything put together breaks down to depending on the number of people buying into it) but hoping for more specifics on the actual property analysis/numbers side of it since I don’t really have much experience and would need to be able to explain it to someone to help me create the sheet.

That makes a lot of sense and I think that is definitely good advice not to try and market for specifically seller financing and open my mind to wholesales/flips as well to build cash!

I don't know that they have a specific real estate focus, but from my experience they are good with the foreign-earned income or foreign tax credit stuff (as should be most CPAs?).
