As great as reading book, watching videos, or listening to podcasts can be, I would like to have some personal interaction with like minded individuals who can help me achieve success and hopefully I will be able to help as well.  

There are a lot of great posts, videos, blogs... that you can read to learn the RE business.

I have been studying the videos and have access to the MLX. 

But nothing in the region meets what the suggested return of BP seems to be (at least $100 per month in cash flow per unit, or 10% cash on cash return - this is from the youtube video "How I quickly analyze a rental property for cash flow."  

search_query=negot...It could take you 6 months to watch these videos over and over, botch 100's of seller calls before you get anyone close to signing a contract.BTW you can practice for free without risking your expensive callers.  

I am a beginner that has read and read, watched countless videos from the top 4 or 5 experts in the field and never heard this asked.  

I was watching a YouTube video and this real estate investor named Juan Pablo spoke on how to determine the best markets for rentals and he stated that an investor can find a deal in any market, just as long as the numbers work. 

BP has free online videos and educational courses for you to watch and learn from and also has it's own podcast in itunes.

YouTube has lots of cool videos of people that have been successful as well.
