I know the market has shifted and its coming up on the holidays, so things are a bit slow.

Another value add is to shift the water responsibility to the tenant's. 

I think keeping the wood panels would be justified from an economical perspective, but I always try to think whether I would rent such a unit (which is why my instinct is telling me to replace with drywall though the economics support keeping the wood panels.

Granted, this could be solved by us forming more of a mastermind group where we have separate investments, but remain deeply involved in advising one another through things.One last thing - I've switched my perspective on how we'd look at this and my potential partner and I have reached a new agreement that we both like of how this would work.

It took me a year or more to get comfortable during transactions as an agent and from the RE investor perspective.

There aren't a lot of attorneys who specialize in real estate in our market because there just isn't much money to be made from their perspective, but I would try Nathan first.

I work FT and 10 hour shifts, so not a ton of time to be following up on leads where people aren't reading. 

In the future, when solar panels are used to charge on-site batteries and vehicles, I think you'll see the value proposition shift.
