For myself, it's always been the neighborhood and the type of clientele it tends to attract.

It is going to take some work to find a nice property that would attract AirBnB clients for under 200k.

I certainly recognize there is room for disagreement, which is why this has always been a very contentious area of the law and why the IRS and Treasury have rewritten the regulations in this area numerous times providing a number of new safe harbors provisions (i.e., specifically to avoid fighting over this issue on audit).

I see the value in obtaining a beginner agent as they are hungry for business since they have not much under their belt yet and would be willing to let someone help them in attracting investor deals for their clients.

What sponsors really care about is being able to attract investors and control their deal without intervention from a marketplace.  

Hi @Takako Smith, There are numerous issues discussed throughout this thread, so I will try to address each one of them.First, you cannot sell Relinquished Property and structure a 1031 exchange into new Replacement Property that you then rent back to yourself.

@Brian PloszayThe attractiveness of natural gas over electricity is location dependant - there are places where it is not significantly cheaper.Regardless of the fuel source for you heat, your best bang-for-efficiency-buck comes from air sealing and insulating the building envelope.
