I think your capex and repair numbers are low though.And the tenant you have won’t get better and is pretty much judgement proof so your life will be mentally easier if u start fresh.

There are all sorts of mental health concerns related to this sort of issue and I won't go into details but people with mental illness will often have difficulty.

There is a guy around my area that runs about 10 of them and makes big $$$ doing it .That’s interesting one of our local county commissioners runs several group homes and is making good money as well I’d thought about converting a six unit into a group home to increase the profits you can get more per door for sure but depending on what you’re doing it requires some setup and employees - intellectually disabled adults vs other mental ailments vs substance abuse or halfway house etc.

Under normal conditions, I would suggest just attaching them to the back end of another showing I had (to play on scarcity mentality), but would absolutely not show the same apartment to them again unless there was a good reason.
