I do like your idea of the "tech package" with assoc. fees.The major con that has kept us from implementing has been - management burden.

My property is not in Portland city limits, it's in Bethany, 97229 zip code and with that I'm not confined to the relocation assistance program.Nevertheless, I think I'm offering them a reasonable incentive to vacate early.

Have you spoken with other property managers in the area to get an idea of target rents?
