Partner or Hire GC
I've got a couple of small flips under my belt but am trying to get into bigger projects and maybe development. I've been talking to GC's on new builds the pricing almost seems like they throw a number out in case I'm desperate to lose money or really don't want to do the project. Has anybody been successful partnering with a GC to sign off on permits and have preferred subs available for trades? What percent is fair -- I already have lender relationships, working capital and am a PM in my dayjob, so handling the general project plan is the fun part for me?
I haven't had success asking any GCs in the city, do you think finding an older retired GC that maybe wants some part time projects and mentoring is possible? I'm in Tampa and have been also thinking about looking in more rural areas instead who might want exposure to projects in the city -- any ideas?
