If you don't have $1k to tie-up the deal, I would imagine you should assign the contract to someone and make your profit up front instead of staying in the deal.

That makes more sense, I couldn't imagine moving into a fixer upper within 2 months especially considering the fixer upper I'm thinking about purchasing.

(and as I mentioned to someone on BP a while back looking to do a long distance rehab/flip in of all places, Shorewood-you just picked probably the toughest municipality in the metro area to do anything in and be prepared to be told to fix or change things you'd never imagine doing and spending $$$$ on that!)
