A Duplex with Attached House... Never Heard of this Before

I am looking for a small multifamily property as an investment and found this on Zillow. The duplex portion is in good repair and currently has tenants, but the attached home has been vacant for a number of years and it shows. I have some cash in order to do a rehab, but I have never done much with a home like this. Does anyone have any pointers on what I should look for before I make an offer? I do not want to purchase this deal only to find a repair bill that I cannot afford.
