As stated interest rates are practically free today so paying down any mortgage as opposed to investing in more properties to make your money actually earn it's keep is the only logical option.Do you want your money to work for you or would you rather hide it away and forget about it.  

I know which one of us I would call if I wanted a price or best practice for putting in a new walkway or fixing a retaining wall.That being said, I am not sure how it works where you are licensed but where I am, a seller makes an agreement for a commission to the listing agent (Lets say 6% for S&G's). 

Being licensed will open additional paths for you in real estate, but as has been said above, real estate school is test prep and not practical preparation.

Obviously without doing a deal, and actually collecting rent i have yet to fully understand any of the practical aspects of it.  

Their unethical business practices - like putting lipstick on a pig and passing it for turnkey - have finally caught up with them.

By that time we would normally already provide the attorney with the necessary information and copy of our initial notice, so the Attorney will send the their notice as close as practical to the 30 day time frame.

That is a skill that takes a lot of practice.
