Investment property with partner best lending practice

Hey BP,

I have an investment client who is looking to purchase a property with her partner (investment partner, a friend of hers). She has some questions about the loan portion of the deal. This is her first investment, and also her first with someone else.

Will you suggest she gets the loan under her own name, or use whoever's name that can get the best rate? Or use both names (in which case it counts toward their 10 property limit for both of them)?
