They have minimum fees, etc so if you are only running one card/month not worth it - but with volume tenants will pay faster so the trade off is for $25 you could potentially get paid quicker by a lot of tenants and spend less time trying to hassle them for rent money.

Homes with garages will rent much faster than homes without (at least in my area) - even if the price is higher because of the garage.

Of course, I am a rehab flipper and in So CAl, so such improvements are expected/needed.For a rental, one could argue you may get it rented faster and/or for more money. if it is a low end renatl, I would leave them for sure.

From everything I've read and heard of yours, @Al Williamson, it's clear you take the ideal to heart, and it doesn't surprise me that people want to be part of what you do and want to see you succeed -- which in turn helps you succeed.If more people had that attitude (it seems a lot of BP people do), investors wouldn't have such a bad name, and investing would be seen as fueling a strong economy, as opposed to being a scapegoat for a poor one.I don't imagine you started this thread looking for compliments, but there you go
