I agree with @Gi'angelo, get your foot in the door with a respectable development or REI company. 

That and being able to have a property analysis that I can customize with my logo, print and show to lenders I may work with.

No foot traffic outside of those that live there.

However, in the fine print, I a liable to pay the full 5 years worth of interest even if I sell after 6 months.  

If I were you, I'd print up detail sheets on every wholesale deal I have under contract, get on my harley and go track down every single buyer that's "committed".
