I provided a gift basket which contained the following: (call me crazy) Laundry Basket (new to hold the items and because no washer/dryer in unit but onsite)Small Tide Pods package (to get that starter load going)Cascade Platinum package for dishwasher (probably a years supply cost like $10 at Target)Swiffer new for laminate floors to keep clean ($20?)

Okay enough prologue, here's the deal:3003 Finley St, Fort Worth, TX, 76111 (United Riverside)4 bed, 2 bath, 1570sf, built 1951Asking $84,900Estimating $25,000 in repairs (roof is 2 years old) needs: vinyl floors, new countertops, appliances, HVAC, possibly re-wiring, trim/doors, and paint.Estimated ARV: $150,000 (I base this on 3 bed 2 bath comps ~1350sf only a few blocks away selling for $159k to $185k, roughly $100/sf to me seemed like a conservative estimate)Estimated rent $1400/month (I based this on Fair Market Rent chart for 76111 from section 8 housing which lists 3 bed at $1350 and 4 bed at $1720, plus several 3 bed 2 bath rentals currently available a few blocks away at $1350/month)Running BRRR numbers with $80k cash purchase, $25k rehab, refinance at $105k, %10 capex/repairs, 10% vacancy, 10% management fees led to a monthly net cash flow of about $200.Is there something I am missing about this deal that I need to account for?

Current market value estimates are based on Chase home value est and recent comps from realtors/redfine/ recent sales in the same complex.All 3 apts are well maintained with great tenants and have been worked on to the T so unless something really crazy happens I do not anticipate major expenses in the next say 3 to 5 years.Where it says full reno it includes shower and kitchen and new floors and everything.Monthly breakdowns;Brooklyn NYC - 400sqft Studio in Zip 11206Purchase price 2013 - $170k (plus $20k Full reno Includes new inwall ac + new Lochinvar tank-less gas water heater install)Current market value est; around $300k (2 mins walk to subway and 10 minutes from Williamsburg)Rental income: $1600Expenses: $295 (25 year tax abatement and very low hoa)2.

Hello BP,Purchased a home that had a few indoor pets (2 dogs and 1 cat) with an increasing amount of people being allergic to pet dander I have my concerns.Although I'm going to remove all flooring and lay laminate throughout the entire house.
