Perhaps what @Daisja Vance mentioned is at different level.I know lot of conglomeration outside of USA and the way they do business is super crazy, in one cycle they could become millionaire, the next cycle they lost everything and in the next cycle they become billionaires again.The way they do business is usually by making a 150% LTV loan, by buying a business, it could be oil wells, coal mining, or a forest ; depending on the sector, some sectors is going to a mega bullish year in 10 year period, buy coal mining for  three bucks, only to sell it for three hundred ten years later.

Take another industry....say oil production..... automobile production..... widget manufacturing... whatever..... and have a bunch of separate companies pool their data and ALL of them decide that if they ALL increase their prices,.... limit their supply....... then they ALL profit since they set the market for their product.

I’ve heard some wholesalers doing the following: - Submitting a comprehensive list of interior pictures, exterior pictures- Submitting pictures of all the things wrong, that needs fixing, or updating, with a description of what is wrong- Submitting 2 to 3 properties you have comped to arrive at the numbers, and then make sure they know it is their responsibility to verify- Creating a list where you describe the age and condition of the furnace, boiler, water heater, oil tank and all other mechanicals.

My point is that deals that are great at purchase, and recognizably so, without undue risk, and without the luck of price increases through inflation, neighborhood gentrification, oil discovery, etc., is in actuality quite rare.
