We're in S.C. and have fixed up property but it has been very hard to get good tenants lately and adequate potential tenant traffic these past few months.Realtors are not interested in FM rents.

I'm an electrician and see different houses every day just about so I'm used to seeing a variety of different things.I guess the total finished square footage of the home is close to 1400.It has a main level and then a finished basement.The main level has: Wide living room, 2 bedrooms, and a half bath.The basement has: Full bath, bed room, kitchen, and then a room that could be a dining room.

I have made many of the mistakes that I read others made: took in bad tenants, allowed them to stay longer than I should when the rent was late, let them take on some "minor rehab" projects in the house, etc.

Before you even make the offer on the house, I would recommend having a very solid exit strategy and financing lined up, along with having a couple alternate plans if everything goes to crap.If you want to tell more about the deal, your investment strategy/goals, and the market your in, I'm sure you can still get some more insight into things, even if its a little late on that particular deal.

I'm 23 and have been in a rut lately, I have an AA degree, and a computer networking degree, I dont have a bachelors/masters.
