All great responses to your question, and completely agree with everyone above.I have 2 properties in HOAs and the barrier to entry was substantially lower in my market than a single family home not in an HOA.

My family and I would live in one of the units in order to be able to do this, and there would be an additional 3 units in order to get the full amount of the FHA loan. 

These are people who fighting cancer, had a death in the family, or otherwise are in a bad situation. 

Hey Wayne,In the DSCR space, most lenders would treat 3 units (2-4 unit) within the same classification as a 'Single Family' DSCR with maybe a small increase in rate, but your leverage options should be about the same (20% down).

Skiers need space for their gear, families will want kid friendly activities. 

I do not own a rental in Byers, but I have family that does! 

And I am looking to be the borrower but I don't want to get any private friends or family lenders in trouble.
