The reason a lender should never do a title search is because if they make a mistake in doing something they really aren't trained in (like an attorney or title clerk in a title plant that has more access to title matters than you do) the error is on you making any commitment or funding, if a title plant does it, it's insured and on them.

I also recommend getting an engineering/environmental report if the property is on private water and waste water treatment plants or has any underground tanks. 

You will need books, towels, sheets, TV, plants, cookware, pictures on the walls, knick knacks.

But in the example that I have 2 units on Fake St., would I just take the last 15 bookings for each of the 2 units as a time measurement, and then average out how well they did?

On the last podcast, the guest said he created a fake listing for a rental he was thinking of purchasing, essentially to test the waters to see if his monthly rate estimate was correct or not.

I’m not chiming in to say that this is a good deal, but for the guy that says you are at risk of things like a tire recycling plant going in down the road from Orenco station is missing the mark.Buying under valued properties with upside or expandability is a great strategy in our market.
